Pressure Washing

Keeping The Villages Exteriors
Clean and Compliant

In The Villages, curb appeal matters. With deed restrictions, well-kept neighborhoods, and golf cart paths running throughout the community, things like green film on stucco, dark roof streaks, and orange irrigation stains on driveways can stand out quickly. Florida humidity, pollen, and iron-rich irrigation water all leave their mark, especially on homes that sit vacant for part of the year.
We clean these surfaces with the care they need. Because so many homes in The Villages are concrete block and stucco with asphalt-shingle roofs, we use soft washing as our go-to approach for siding and roofing rather than relying on harsh pressure. It gives us the cleaning power we need while helping protect stucco finishes, shingles, and the overall appearance of the home. We also work with seasonal homeowners to schedule service so their property stays clean and presentable while they’re away.

Pressure Washing
for The Villages Homes and Businesses
Most of our Villages work is residential, with a steady commercial and property-management side alongside it. We can handle commercial properties such as town-square storefronts, restaurants, and community common areas. The crew holds the same standards on both; scheduling is really the only thing that changes.
Across The Villages, you’ll find stucco, vinyl, and brick siding, poured-concrete and paver driveways, and asphalt-shingle, tile, and metal roofs including Galvalume. We match the chemical and dilution to each of those surfaces so it’s cleaned thoroughly without damage.

Residential Pressure Washing
Here’s what we take care of on a home:
- House washing (soft wash): gentle soft washing that lifts algae, mold, and grime off stucco, vinyl, and brick without harming the surface. A straight note on stains: oil stains usually can’t be removed completely; we can lighten them, but we’ll always tell you up front what to expect. And chalky, oxidized surfaces need more than a standard wash; oxidation removal is a separate service, and we’ll walk you through it before we start.
- Driveway and concrete cleaning: bright, even flatwork with no striping left behind, and the connected sidewalk is usually included. The same oil and rust honesty applies here: we can lighten those stains and get it looking dramatically better, but we won’t promise they vanish.
- Roof cleaning (soft wash): every roof material, with a gentler, lower-strength process for metal and Galvalume. Metal and Galvalume roofs take that specialized approach because they carry more risk; we’ve cleaned many safely, and we’ll always explain the method and any risk before we begin.
- Fence cleaning: vinyl, wood, and aluminum, worked in sections so the solution never dries on the material. One heads-up we always give: those marks on vinyl fencing from a mower are scratches in the surface, not stains, so a wash won’t remove them, and we’ll point them out so there’s no surprise.
- Deck cleaning: the right chemistry for the material, oxygen bleach on wood so the fibers stay intact and a house-wash solution on composite, all at low pressure.
- Rust removal: targeted treatment of irrigation and fertilizer staining, photographed before and after. Because irrigation rust comes back with the water that caused it, we don’t guarantee it stays gone, but we’ll get it looking dramatically better and tell you honestly what will and won’t lift.
- Window cleaning: streak-free inside and out. Light hard-water spots usually come right out; heavy, built-up mineral staining is a separate add-on, and we’ll tell you which one you’re looking at before we start.
- Gutter cleaning: downspouts included and the results photographed. If you see dark streaks on the gutter face, that “tiger striping” is oxidation, not dirt, so a standard cleaning won’t lift it; that’s a separate treatment.
- Paver sealing: clean, re-sand, and seal at the gloss you choose, high, semi, or matte. On sun-faded pavers, sealing won’t bring the original color all the way back, but it will deepen and enrich the tone, and we’ll match the gloss level you’re picturing.
- Solar panel cleaning: gentle water-fed-pole cleaning to keep panels clear and running efficiently.
- Deck and fence staining: oil-based staining after a proper clean and full dry.
Roofs about once a year, driveways and walkways about yearly, and siding as it needs it keeps a Villages home ahead of Florida algae and irrigation staining. Because so many owners here are seasonal, we time visits to keep a home clean and compliant while it sits unoccupied.
Commercial Pressure Washing
On the commercial side, we can take on:
- Building washing for offices, medical buildings, retail, and multi-story commercial exteriors
- Storefront cleaning, façade, windows, and walkway, pick your components, such as the fronts around the town squares
- Drive-thru cleaning for restaurants and QSRs, worked after hours
- Parking lots and multi-level garages, cleaned floor by floor
- Apartment communities and multi-family properties, coordinated building by building
- HOA and community common areas, flatwork, and building exteriors, coordinated through property managers and master associations
- Dumpster pad cleaning on a regular cadence
- Gum removal as part of a full hardscape clean, on concrete
- Awning cleaning in vinyl, canvas, and fabric, soft-washed and bundled with storefront work
- Gas station cleaning across the canopy, pump islands, lot, and store exterior
- Post-construction exterior cleanup for new builds, exterior surfaces only
On commercial concrete, we can lighten oil staining with hot water and degreaser, but it rarely comes out 100%, and we set that expectation before we quote.
For sites that never close, we work after hours and overnight, tape and cone off areas so no one is disturbed, and keep the property manager in the loop with progress photos from first water to final walkthrough. Apartment and HOA work is coordinated directly with management, and tenants are notified by their management rather than by us.

What Sets Our
Villages Pressure Washing Apart
A few things show up again and again in what our customers tell us. They’re the standards we hold on every job.

Honest Expectations, Up Front
We tell you the truth up front: what will clean up beautifully and what won’t, so there are no surprises, only results you expected. Especially on oil, rust, and oxidation, you’ll know before we start exactly what will and won’t fully lift.

A Real Person Calls You Back
When you reach out, a real person calls you back fast, often within minutes, never a robot. It’s someone who can actually answer your questions and quote the job right there on the call.

The Right Chemistry for Each Surface
We match the exact chemical and dilution to your surface and stain, never a one-size-fits-all blast of chlorine, so your home is cleaned safely and thoroughly. That’s soft-washed stucco, a gentler mix on metal roofs, and oxygen bleach on wood decks.

We Treat Your Property Like Our Own
We treat your home like it’s one of our own, with cloth foot coverings inside, plants pre-watered and rinsed, and your property left exactly as it should be. We take plant care seriously and leave everything the way we found it.

Photo-Documented Results
We photograph before and after on every job, so you can see the results without ever climbing a ladder. That’s especially handy on roofs, gutters, and rust, where the work is hard to see for yourself.

How Our
The Villages Pressure Washing Works
From your first call to the finished job, here’s how it goes.
Fast Callback and a Phone Quote
Your request comes in, and a real person calls back fast, often within minutes. Most residential quotes are done right on the phone using satellite square-footage measurement; larger or complex homes get an in-person walk. After hours, a branded text goes out, and the call happens as soon as we can.
Honest Expectations Before We Book
During the quote, we explain what will and won’t be fully clean, including oil, rust, and oxidation, along with any plant-safety notes, so you know exactly what you’re getting before anything is scheduled.
Scheduling and Day-of Reminder
We book the job for your preferred day and send an on-the-way text the day of service, so you know when the crew is coming.
Crew Arrival and Surface Check
The crew meets you and walks the priority areas, then hooks to your water source and fills the buffer tank, sets the chemical percentages for each surface, and checks for any pre-existing damage and the paint type before starting.
Soft Washing, Section by Section
We work section by section with our remote-controlled 3-in-1 pressure ranger, pre-watering and rinsing every plant and matching the dilution to each surface so it’s cleaned thoroughly without damage. On attached patio-villa clusters, we coordinate scheduling and manage runoff between neighboring units so the wash never crosses onto the property next door.
Walkthrough, Approval, and Payment
You review the finished work and pay the technician or online. Our system sends a Google review request after the invoice is paid.

Two ways to bring the total down:
- $75 off when you bundle up to three services: combine work like a house wash and driveway, or a roof and house wash, for a bundle discount.
- About 10% for repeat and recurring customers: a loyalty discount that scales with the size of the job.

Maintenance Plans
If you’d rather stay ahead of the buildup than chase it, we offer recurring maintenance on both sides of the business. Six-month or yearly maintenance to keep your home and surfaces ahead of Florida algae and dust lets you set a cadence and forget about it. On the commercial side, monthly or bi-monthly maintenance for commercial hardscape and buildings means we spot-treat so it never gets dirty again. Recurring customers also get the loyalty discount noted above.
Our The Villages
Pressure Washing Guarantees
Here’s what we put in writing on every Villages job.
We're Not Done Until You're Happy
We’re not done until you’re happy. If something isn’t right, we come back and make it right. Often the same or next day, for any reasonable missed spot.
A Clean Home That Holds
We stand behind a clean home for about a year and near lakes or heavy oak cover, about six months, because that’s just Florida.
Roof Clean That Lasts
Your roof clean holds about a year near the lakes and up to two years in high-sun areas away from heavy trees.
Gutters That Flow
If your gutters aren’t flowing after we’ve cleaned them, we’ll come back and check them; that’s why we photograph every job.
Sealer Built to Last
Our paver sealer is built to last about three to five years.
Commercial Reclean
If your team spots something we missed, we’re back out usually the next day to get it right.

Rooted in the Villages Community
The Villages holds its neighborhoods to a real standard, and we treat every property here like it’s on our own street. As a locally owned and operated crew, we take the appearance of these homes and common areas personally, with the patience an older community deserves.
We’re a regular sight around the town squares and gathering spots that give the community its shape:
- Lake Sumter Landing, the lakefront town-square district
- Spanish Springs Town Square, the original Spanish-themed square
- Brownwood Paddock Square, the southern town-square district
Most of our work runs through the designer and Premier home sections, the patio-villa clusters, and the storefront hardscape around the town squares.
